URGENT COMMUNITY ACTION REQUIRED - OBJECT TO A SECOND PLANNING APPLICATION

We’re your neighbours. The folk behind the Carmyle Santa Run. The people who care about this place and want to bring it back to life. For over 34 years, the Carmyle Santa Run has brought smiles, spirit and support to Carmyle. Now, we’re taking that same community energy and putting it into something bigger.Because let’s be honest, Carmyle needs a bit of a re-run.Our community centre is gone. Local services are stretched. There’s nowhere for folk to gather, for kids to go after school, for older residents to feel less isolated. And now, our green spaces are being sold to a developer to build 400 houses on land that’s part of our village’s heart and habitat. We also discovered that Orchard Park, a vital green space used by generations in Carmyle, had also been included within the land disposal to the same developer. This was never communicated to the community. Since then, we have been working to uncover how these decisions were made, why no meaningful consultations have taken place, and what the legal status of the park actually is going forward. And now, just this week, a second developer has submitted a new planning application to build 49 houses at the Cardy on River Road, meaning every remaining green space in Carmyle is now under threat. Our goal is to ensure the voice of Carmyle is heard in every stage of this process, and that residents are not excluded from decisions that affect the heart of our village. This isn’t about nostalgia. It’s about the future and doing something, together.
Carmyle Re:Run is a new community-led group created to bring our community centre back to life, not just as it was, but better than before. It’s the next chapter of something already well-loved, the spirit of the Carmyle Santa Run, just…all year round. We’re here to:
Reopen the Community Centre
Rebuild trust
Reconnect generations
Reignite local pride
Reclaim our landBecause when we run it ourselves, we run it right.

For everyone: From toddlers to tea drinkers. For connection: building relationships and reducing isolation. For care: promoting awareness, support and community wellbeing. For action: Events, activities, after-school clubs, practical help. For Carmyle: Always.
Because our community is under pressure.
Our centre’s been closed for years. We’ve no space for groups, clubs, or local support. And now, 400 homes are planned for our green space - land we use to walk, cycle, de-stress, and connect.
The strain on our GP, roads, and local services are already stretched and with 400 new homes it will be immense.
This isn’t just about land - it’s about losing what makes Carmyle feel like home. We don't want to be the forgotten village. This is the time to act.

The site is home to deer, foxes, birds and pollinators.
Policy 3 requires biodiversity to be protected and enhanced, not displaced.• Traffic & road safety risks – NPF4 Policies 23 & 27

Policies 23 and 27 focus on sustainable, safe transport and active travel protection.• Loss of walking & cycling links – NPF4 Policy 23
Existing paths used daily for walking and running would be lost.

G1 1RXRe: Objection to Planning Application 25/02364/FUL – River Road, CarmyleDear Sir/Madam,I am writing to object to the above planning application for 49 new houses at River Road, Carmyle. I live in the local area and use this green space regularly for (walking / running / cycling / dog walking / mental health / family recreation – personalise this section). The loss of this space would significantly affect my wellbeing and the character of our village. My reasons for objection are based on material planning considerations and relevant national and local planning policy:NPF4 (National Planning Framework 4)• Policy 20 – Loss of Green Space
The proposal removes an important area of open space that the community uses daily. Policy 20 requires the protection of accessible, high-quality green space.• Policy 3 – Biodiversity
The site supports wildlife including birds, deer, foxes and pollinators. The development will cause habitat loss and biodiversity harm, contrary to Policy 3.• Policies 23 & 27 – Transport & Safety
Additional cars will increase congestion on Gardenside Avenue and Carmyle Avenue, and worsen existing road safety concerns. The plans do not provide safe or sustainable transport solutions.• Policy 23 – Loss of Walking & Cycling Routes
The development removes well-used walking and cycling paths, which are important for active travel and daily wellbeing.• Policy 14 – Cumulative Impact of Development
With multiple applications across Carmyle, this proposal contributes to an unsustainable level of development (a total of 449 houses). Local infrastructure cannot support this.Glasgow City Development Plan (CDP – 2017)• CDP 6 – Green Belt & Green Network
The land forms part of a local green network and contributes to the character of the area.• CDP 7 – Natural Environment
The proposal does not safeguard local wildlife or natural features.• CDP 11 – Sustainable Transport
The development is heavily car-dependent and does not support safe active travel.• SG1 & SG11 – Placemaking & Infrastructure
The development does not enhance the local area, provide community benefits, or improve infrastructure for residents.ConclusionFor these reasons, and in line with the planning policies listed above, I respectfully request that Glasgow City Council refuse planning application 25/02364/FUL.Yours faithfully,
